What actually matters when you buy in volume
One color across every unit
This is the one that costs people money. Warehouse flooring is bought in mill lots, and when a lot is gone the next container of "the same" color will not match. Buy the whole portfolio in one purchase, plus spares, and you never have to explain to a tenant why the hallway is a different shade.
Spares turn a flood into a repair
Two or three cases in the garage means a burst supply line costs you one room instead of a whole floor. On a property that has flooded once, this is the cheapest insurance available.
20 mil is the rental spec
Light-commercial wear layer, roughly eight to twelve years against tenants. The step up from 12 mil is about thirty cents a foot, trivial next to one avoided early replacement and a unit sitting empty while it happens.
